How to Look at Houses: A First-Time Buyer Guide

What to notice on showings, what photos miss, and how to stay objective.

By Taylor Reed 7 min read

House hunting goes better with a checklist. Learn what to evaluate during showings, which issues are common versus deal-breakers, and how to compare homes fairly.

Showings move fast. Go in with a short list: layout fit, light, storage, noise, water issues, HVAC age clues, roof condition from the ground, and neighborhood feel at different times of day.

Bring a simple showing kit

A phone flashlight, measuring tape notes app, and a one-page checklist beat trying to remember everything later. Take photos of mechanicals, outlets in rooms you care about, and any stains or cracks.

Compare homes the same way

Score each house on must-haves first, then nice-to-haves. Do not let a staged kitchen erase a bad floor plan or an expensive roof that is near end of life.
