The Department of Energy says sealing air leaks around windows, doors, floors, walls, ceilings, and fireplaces can improve comfort and reduce wasted heating and cooling energy. EPA guidance also says indoor humidity is ideally kept around 30% to 50%, because excess moisture can support mold and other indoor air problems.

In other words, this is not just about saving a few dollars on utilities. It is about comfort, moisture control, and catching boring problems while they are still small.

Why September is the right time

Early September is a useful window because the weather is usually mild enough to inspect outside doors, windows, vents, gutters, and grading without doing it in a rush. Once nights turn cold, a small draft becomes a daily annoyance. A small condensation problem can also turn into mildew, window puddling, or a musty room.

This timing matters even more if you are a new homeowner. Many people do not notice the weak spots in a house until they start running the heat more often. By then, contractors get busier, schedules get tighter, and you are troubleshooting in bad weather instead of preventing problems.

What to check first in one walk-through

  • Exterior doors: Look for visible light at the edges, loose sweeps, cracked weatherstripping, and doors that do not latch tightly.
  • Windows: Check locks, latches, damaged caulk, and any spots where you feel moving air.
  • Bathrooms and kitchen: Look for condensation, peeling paint, mildew, and exhaust fans that are noisy, weak, or never used.
  • Basement or crawl space: Look for damp smells, staining, efflorescence, pooled water, or wet cardboard stored against walls.
  • Attic access hatch: Check whether it closes tightly and whether insulation is obviously missing or disturbed around it.
  • Utility area: Look for rust, drips, white mineral buildup, or a floor drain that smells off.
  • Smoke and CO alarms: Test them now, not on the first freezing night.

Fix the cheap draft problems before you price bigger upgrades

Do not start by assuming you need replacement windows. In many houses, the first wins are much simpler: new weatherstripping, a better door sweep, fresh caulk at stationary gaps, or locking windows fully so the sash compresses the existing seals.

DOE guidance points to caulk and weatherstripping as simple, effective air-sealing steps. Caulk is generally for cracks at fixed joints. Weatherstripping is for moving parts like doors and operable windows. If you can see daylight or feel air around a door, start there.

This is also where restraint helps. If a window frame is rotted, a door is out of square, or water is getting in, do not treat sealant as a permanent cure. Cheap materials can hide a bigger repair for one season and leave you with a worse mess later.

Get humidity under control before winter windows start sweating

If your windows get wet on the inside, or a closet smells musty, the problem may be indoor moisture as much as outdoor weather.

EPA says indoor relative humidity should generally stay below 60% and ideally between 30% and 50%. That range helps reduce mold risk and other indoor air issues. If you use a humidifier, EPA also warns not to push indoor humidity above 50%.

For many homeowners, the practical move is to buy or use a basic humidity gauge and check a few rooms for a week. Bathrooms, basements, and bedrooms often tell the story fastest.

If the number stays high, work the simple causes first: run bath fans during and after showers, use the kitchen exhaust when cooking, keep dryer vents working properly, and look for actual water entry at the basement, roofline, or around windows. A dehumidifier may help in damp spaces, but it should not distract you from the water source.

Do not forget ventilation when you tighten the house up

Sealing obvious leaks is good. Making the house stale is not.

CDC guidance says bringing in fresh air by opening doors and windows or using exhaust fans can help improve indoor air quality, and homes with central HVAC can often benefit from using pleated filters and changing them on schedule. When you have guests or someone in the house is sick, the CDC notes that setting the HVAC fan to on instead of auto can help move more air through the filter if your system uses one.

That does not mean you should leave windows open all season. It means you should keep the house from being both tight and damp. Use bath fans. Use the range hood if it vents outside. Change the furnace filter on schedule. If a room always smells stale, investigate it now.

Use this weekend checklist before heating season starts

  1. Walk every exterior door. Replace flattened weatherstripping and worn sweeps. Adjust latches if the door does not pull tight.
  2. Check window locks and obvious gaps. Lock the windows fully and note any cracked caulk or loose trim.
  3. Look for moisture clues. Check under sinks, around tubs, at basement walls, and near the water heater.
  4. Measure humidity. Aim for roughly 30% to 50% indoors in normal conditions.
  5. Run every exhaust fan. Make sure bathroom and kitchen fans actually move air and are not just making noise.
  6. Change or inspect the HVAC filter. Follow the system or filter manufacturer instructions for timing. CDC notes many systems use pleated filters and that filters should be changed about every three months or as directed.
  7. Test smoke and CO alarms. CPSC recommends testing monthly. Smoke alarms belong on every level, outside sleeping areas, and inside each bedroom. CO alarms should be on each level and outside sleeping areas.
  8. Write down what needs a pro. Rotten trim, recurring water entry, persistent musty odors, and major draft problems deserve a real repair plan.

What is worth paying a pro for

You can usually handle basic weatherstripping, simple caulk work, filter changes, and alarm testing yourself. Pay for help when the problem is structural, electrical, combustion-related, or repeatedly wet.

Good examples: water entering at the foundation, failed window flashing, a bathroom fan that vents improperly, suspected mold tied to an active leak, or a door or window that needs reframing instead of another tube of sealant.
