How to Shop and Compare Home Loans
Compare rate, APR, points, lender fees, and loan programs without getting lost in jargon.
Shopping loans is about more than the headline interest rate. Use Loan Estimates to compare total cost, flexibility, and service before you lock.
Get written Loan Estimates from more than one lender. Compare the same loan amount, term, and lock period so the numbers are apples to apples.
What to compare side by side
Look at interest rate, APR, discount points, origination fees, third-party fees, projected monthly payment, and whether the rate can adjust later. Also ask about lender credit, float-down options, and how responsive the team is.
Pros of shopping multiple lenders: better pricing leverage, clearer fee differences, backup option if one lender stalls.
Cons: more paperwork, more communication, and you still need one clean file once you choose.
